There are several ways to invest in real estate in France. Our Team can advise you on which forms of investment are adapted to your specific needs and consult you on the related fiscal, tax, legal and other aspects of each investment strategy.
Amongst others, you can for instance acquire properties under your own name, or you can also set up your own real estate company which will own and manage the property, called in French “a Société Civile Immobilière”.
Based on your specific needs and requirements, our Team will formulate an investment plan to assist you in the execution of your project, including for example:
- Definition of property key requirements (preferred location, type, budget, key criteria and selection factors)
- Property search, acquisition and management plan
- Fiscal, tax, legal studies (if needed)
- Specific studies as required
Property search
Our Team will then screen the market and develop an inventory of properties matching the key requirements of the Client. When appropriate we will also reach out to our network of local partners and property hunters able to come up with suitable properties for sales.
Once we have established the long list of properties for sales, we will then shortlist together with the Client the most potential options and execute a due diligence of the shortlisted properties. Our due diligence services will include:
- Visit the property, the building in which the property is located (if applicable) and its neighborhood to identify potential risks and technical issues if any.
- Review and comment the mandatory technical audit of the property established by third party consultants (in case the asset is an apartment, to review and comment the yearly report of general meeting of the co-ownership of the building when applicable).

- Estimate the budget for renovation works if required.
- Benchmark the sales price of the property against current market price and other factors as above-described.
Our Team will then submit to the Client a ranking of shortlisted properties and recommend the best options for negotiation.
Property negotiations
Once the Client has decided to acquire one property, our Team will advise the Client on the estimated price target to secure the property, depending on the actual market conditions and prices at the time of the negotiation, and other factors.
Based on the Client’s decision, we shall prepare an offer letter to be sent to the selling party and assist the Client to close the deal with the seller.
Upon successful negotiation, we will then follow-up the transaction completion process with the notary office we have appointed, including the review of all the required final documentation prior Client’s signature.
Renovation management
On case-by-case basis, i.e. depending on the location of the property and the complexity of the renovation works to be executed, our Team is able to assist the Client in the selection and management of contractors to renovate their properties once acquired.
Our services to manage property renovation projects include:
- Sourcing of qualified contractors interested to quote for the project
- Reviewing and challenging contractors quotations
- Recommending to the Client the most competitive proposal in terms of costs and quality
- Regular visits during renovation works to follow-up progress of contractor works till project is completed.
